Inspections & Appraisals

Most buyers will have the property examined by a licensed property inspector.

The Buyer's Property Inspection

Most buyers will have your property examined by a certified home inspector to confirm everything matches what's outlined in the contract. Inspection timeframes are spelled out in the Purchase Agreement, and some buyers bring in specialized inspectors for specific areas, like roofing, plumbing, or HVAC systems.

If the buyer is financing the purchase, a licensed appraiser will also evaluate your property. Since the loan is contingent on financing, the lender needs an independent appraisal to confirm their investment is sound.

The Closing Agent

A title company or attorney will serve as the closing agent (or escrow), responsible for examining and insuring clear title to the property. After reviewing your property's recorded history, they'll certify the title is free of encumbrances, like liens, mortgages, or restrictions, ahead of the closing date so ownership can transfer cleanly to the buyer.

What else you should know...

Contingencies

A contingency is a condition that must be satisfied before a contract becomes legally binding. Buyers commonly include contingencies tied to home inspections or securing financing.

Before finalizing the purchase, buyers will typically need to:

  • Secure financing and insurance
  • Review key documents, including preliminary title reports and disclosures
  • Inspect the property, which may include roof, pest, chimney, boundary survey, well, septic, pool, arborist, mold, lead-based paint, or HVAC inspections, among others

If a buyer comes back asking to renegotiate, how do you respond fairly while still protecting your own interests? This is exactly where a skilled listing agent makes a real difference. With experience across a wide range of property sales, our team brings the expertise and commitment to guide you through, no matter the situation.

Loan Approval and Appraisal

We recommend accepting offers from buyers with a lender's pre-approval, approval letter, or written loan commitment, which offers far more certainty than a simple pre-qualification. Expect the lender's appraiser to review your property and confirm the sales price is appropriate.

Tips For Selling Your Home

Deep Clean icon

Give Your Home a Deep Clean

First impressions matter. Before listing, give your home a thorough deep clean, scrub bathrooms, mop floors, wipe down surfaces, and clean rugs. Bringing in professional cleaners is worth considering to make sure your home shows in its best possible condition.

Declutter icon

Declutter the Home

A clutter-free home lets buyers focus on the space itself instead of your belongings. Buyers want to picture their own things on your counters, not navigate around laundry piles and stacks of mail. Decluttering and organizing goes a long way toward making a strong impression.

Take care of any dollar productive repairs before listing. When buyers walk through a well-maintained home, it gives them added confidence and peace of mind about the purchase. A Solid Rock Realty agent can help you determine which repairs are dollar productive, meaning the money you put in is less than the dollars you will get back out. Furthermore, Solid Rock Realty is also a licensed general contractor with multiple in-house maintenance technicians who can manage any repair, big or small.

Refresh the Paint

A fresh coat of paint instantly cleans up a space, and sticking with a neutral color palette helps buyers envision their own belongings in the home. Swap out any bold or dated colors for something more universally appealing.

Boost Your Curb Appeal

The outside of your home matters. Landscaping, mulching, fresh flowers, and pressure washing the driveway and exterior are simple, affordable ways to make a strong first impression and add real value.
