Owner FAQs
Answers to your frequently asked questions
-
What areas does Solid Rock Realty serve?
We provide full-service property management and real estate sales throughout Colorado Springs, Peyton, Falcon, Monument, Manitou Springs, Fountain, Palmer Lake and the Black Forest area of El Paso County, Colorado. Whether you own a single-family home, a multifamily property, or you're looking to buy or sell real estate in the region, our local team understands each of these markets in detail. -
What types of properties do you manage?
We manage single-family homes, townhomes, condos, mobile homes, and multifamily properties across the greater Colorado Springs area. We also assist owners with real estate sales, whether that's listing a rental on the open market or off market, direct to consumer sales. -
How much do you charge for property management?
Our management fee is tiered by portfolio size: 10% for 1–4 doors, 9% for 5–9 doors, and 8% for 10+ doors. All optional service fees, leasing, lease renewals, inspections, evictions, and more, are published transparently on our Pricing page. No hidden costs, ever. -
How do you find and screen tenants?
Every property is marketed with excellent photography and 3D Matterport virtual tours syndicated across major rental sites like Zillow, Trulia, Hotpads, Realtor.com, Rentals.com, ApartmentAdvisor, ApartmentsList, Apartments.com, Dwelsy, RentalBeast, RentDuck, RentalSource, and Rentler through our Buildium platform. This wide net often generates 75+ inquiries per unit, letting us be selective. Every applicant then goes through comprehensive screening: credit check, employment verification, debt-to-income ratio, eviction history, criminal background check, and previous landlord references. We never decide based on credit score alone. -
How do I stay informed about my property?
You get 24/7 access to a secure Landlord Portal where you can review financials, contractor invoices, property photos, inspection reports, leases, contracts, and task updates, all without picking up the phone. -
When and how do I get paid?
Owner disbursements are sent via ACH direct deposit straight to your bank account on or about the 10th of every month, along with a detailed monthly Owner Statement and every corresponding vendor invoice. Additional disbursements are available upon request. -
What happens if a resident doesn't pay rent?
We issue a formal late notice as soon as the lease's grace period passes, collect applicable late fees, and keep the process fully documented and compliant with Colorado tenant law. If the situation escalates, our Eviction Service takes over the entire process. -
Do you offer eviction services if I'm not a full-service client?
Yes. Whether you're a current property management client or a self-managing landlord in Colorado Springs, Monument, Fountain, or elsewhere in the area, our Eviction Only Service can step in to manage notices, court filings, and the removal process. -
Do you offer any guarantees?
Yes. Our Leasing Guarantee provides a replacement resident at no extra leasing fee if a resident vacates within the first 90 days. Our Eviction Guarantee waives the eviction administrative fee and maintenance lockout labor charges for any resident we've personally screened and placed, a combined value of $1,124 or more. -
Who handles maintenance and repairs?
Solid Rock Realty has an in-house maintenance team, backed by an owner who is a licensed Professional Engineer and General Contractor, plus a trusted network of third-party vendors. All labor rates and markups are published on our In-House Maintenance page for full transparency.
-
Can I use my own preferred vendor?
Absolutely. We're happy to coordinate with a vendor of your choosing. They'll just need to provide a 1099 and proof of insurance, and a Property Trip Fee applies if we need to meet them onsite.
-
Can I handle maintenance myself?
Yes, especially if you're local. Our team is available to step in whenever you're unavailable, out of town, or need after-hours coverage.
-
Do you inspect the property regularly?
Yes. We start with a detailed move-in inspection, documenting everything from filter sizes to appliance models, followed by an Annual Mid-Lease Inspection. Additional inspections are available for a small fee if needed.
-
I'm helping settle an estate. Can you help with an inherited property?
Yes. Our Probate Property Solutions program offers several paths depending on your family's needs: moving into the home, a maximized market sale, a quick as-is cash sale, or converting the property into a managed rental for ongoing income.
