Tenant Qualification Requirements
The Application Process
A free application is required prior to in-person viewings.
Each prospective tenant 18+ will be required to submit an application and, prior to Lease approval, pay a non-refundable $30.00 for a credit/background screen.
Approval Requirements
Credit Score
- 600+ Preferred Minimum
- 575-599 = Double Security Deposit & Property Owner Approval
Co-Signer Requirements:
- Credit Score Min: 650
- Income Level: 5x Rent
- Cannot reside in the unit
Income Verification
- Gross monthly income must be 3x the monthly rent.
- Income verified with current Employer(s).
- Requires a positive employer review.
- Copies of the last 2 full months of paystubs required.
Landlord References
We require positive rental history verification:
- Positive reference from current Landlord.
- Positive reference from most recent Landlord.
Legal & Background
- Evictions: No Evictions for the past 7 years.
- Violent Crimes: None in the last 5 years.
- Other Crimes: Evaluated case-by-case (last 5 years).
- Zero Tolerance: No charges relating to homicide or methamphetamine at any time.
Disqualifications
Applications may be denied at the Property Manager's discretion for:
- Incomplete application or falsified info
- Too much debt
- Gang-related tattoos
- Poor or no references
- Smoking
- Unverifiable income
- More than 2 people per bedroom
Pet Policy
List ALL PETS on the application. Restricted breeds include mixed breeds containing these lines and any dog with a biting history:
